Adding new floors to an existing high-rise is never just about expansion—it’s about ensuring safety, stability, and long-term durability. In one of our recent projects, a client sought to enhance their commercial tower by adding two additional floors. While this created valuable usable space, it also introduced significant new loads that exceeded the original design capacity of the structure. Without intervention, the building’s columns from Basement 4 to the 20th floor would have been unable to safely support the increased visitor footfall.
Our team was engaged to deliver a comprehensive structural strengthening and concrete rehabilitation solution tailored to the unique needs of this high-rise building.
Steel Plate Jacketing
To reinforce the load-bearing capacity of the columns, we employed steel plate jacketing, a proven method for structural strengthening in high-rise construction. The process involved:
- Surface Preparation: Careful cleaning and treatment to ensure strong adhesion of the steel plates.
- Precision Cutting: Custom-cut steel plates to fit exact structural dimensions.
- Bolt Fixation: Secure fastening of plates with high-strength bolts for stability.
- Caging & Sealing: Encasing columns with steel plates and sealing them with epoxy grouting method to improve durability and resistance.
This methodology not only restored but also enhanced the structural capacity of the building, ensuring it could safely support the two additional floors.
